The Present State of the Singapore Property Market
A recent study has shown that real estate firms expect a drop in landed property prices in the next few months, but this is good news for buyers and renters, who can take advantage of the lower prices to upgrade from HDB to condominiums or even landed property.
What are the factors that will lead to lower prices ?
Historical reviews have shown that property markets will lag stock markets, and with the recent stock market drops in Shanghai and Hong Kong, as well as in the DJIA, S&P500, and the STI, it is likely that property markets will similarly fall at least 20%.
New measures announced by the Singapore Government at the National Day Rally, raising the maximum income bracket for HDB flats, increasing the CPF HDB housing grant, as well as other Housing Grants, will also likely drive more buyers toward HDB flats, and lower demand for private housing, resulting in lower prices.
Will the slowdown in property prices last ?
Unlikely, given that the number of new property developments being launched is decreasing, according to latest numbers from the Urban Redevelopment Authority of Singapore ( URA ). As such, the downturn in property prices may not last long, and buyers who plan to buy investment properties, or upgrade their home need to start looking and plan their purchases.
If you delay looking for too long, you may miss the bottom of landed property prices and may instead miss out on your dream landed property.
Where should I buy property in Singapore?
At present, while prices of condominiums in newer estates like Punggol, Pasir Ris and Jurong East remain elevated, prices in older estates like the River Valley area remain stable, and retain keen rental interest.
Landed property in the East coast, Marine Parade and Frankel Ave areas retain their value well and are unlikely to depreciate much. Similarly, premium property in areas like Thomson, Caldecott, Bukit Timah ( including the prestigious Queen Astrid Park ), Holland Road, Nassim Road, and Orchard area are not likely to fall much. Bungalows and condominiums at Sentosa Cove and Coral Island represent the only landed property segment available for purchase by foreigners and retain their market niche.
Condominiums in Serangoon are also fetching a premium, due to their proximity to the NEX mall and the Northeast MRT line. Property in Geylang may bring a certain stigma, but those in the know will appreciate the proximity to the city.
For those with family, proximity to parents and other family members will be a plus.
For expatriates, proximity to public transport, place of work, and the usual amenities like the supermarket and restaurants would be crucial.
